Six Questions Your UFC Gym Franchise Financial Model Must Answer

We built this fitness franchise unit economic analysis spreadsheet using our own research into high-end MMA-inspired gym models. Key assumptions like the $2.6 million year-one revenue and the $28,000 monthly rent are pre-populated but fully editable to fit your specific location. This model helps you visualize the path to a 5.09% IRR while managing complex multi-revenue streams.

When does the unit turn a profit?

Based on the data, this fitness center reaches its break-even date in March 2026, just three months after launching membership sales. With Year 1 EBITDA projected at $1,052,000, the model shows strong early performance if you hit the $1.2 million B2C membership target. Profitability depends on keeping your 8% total franchise fees and $28,000 monthly rent from outpacing your member growth.

Profitability Levers

  • Upsell premium add-ons
  • Secure corporate contracts
  • Optimize trainer schedules
[dynamic_pic9]

How much capital is required?

You will need a significant war chest to open this branded fitness gym, with total leasehold improvements alone costing $950,000. When you add in the $50,000 franchise fee and over $580,000 for MMA and cardio equipment, the initial check is substantial. The model also accounts for a cash dip, showing a minimum cash point of -$427,000 in August 2026, so you need a solid liquidity buffer.

Major Capital Uses

  • $950,000 Leasehold Improvements
  • $300,000 Cardio Equipment
  • $280,000 MMA Gear
  • $50,000 Franchise Fee
[dynamic_pic10]

What is the return on investment?

The franchise ROI calculator suggests a 3-year payback period, which is quite fast for a high-CAPEX fitness model. You are looking at an Internal Rate of Return (IRR) of 5.09% and a Return on Equity (ROE) of 7.13% over the five-year period. While the IRR seems conservative, the high Year 5 EBITDA of $2,798,000 suggests significant terminal value for a multi-unit operator.

Investment Metrics

  • 5.09% IRR
  • 3-year payback
  • 7.13% ROE
[dynamic_pic11]

Where is the break-even point?

You hit monthly break-even in month 3 of operations, provided you are generating enough to cover the $28,000 rent and $38,000+ in monthly payroll. The biggest driver here is membership volume; with a $1.2 million annual B2C target, you need steady foot traffic from day one. If your $2,500 monthly local marketing does not convert, the break-even timeline will slide quickly.

Break-even Levers

  • Pre-sale membership push
  • High-margin recovery add-ons
  • Tight labor management
[dynamic_pic12]

What is the cash runway?

The lowest cash point hits in August 2026 at negative $427,000, meaning you need to secure enough financing upfront to cover the gap between build-out and full ramp-up. Honestly, you should have at least six months of operating expenses in reserve. If the $950,000 build-out takes longer than planned, that cash pressure will mount defintely fast.

Cash Protection Steps

  • Phase equipment purchases
  • Negotiate rent abatement
  • Delay non-essential hires
[dynamic_pic13]

How do scenarios change outcomes?

Our financial model for boutique fitness studio franchise lets you toggle between Low, Medium, and High growth cases. In a high-revenue scenario where you beat the $2.6 million Year 1 target, your EBITDA margin expands rapidly because your $28,000 rent is fixed. However, a 20% drop in memberships could push your payback period well beyond the 3-year estimate and deepen the cash hole.

High-Case Strategies

  • Maximize corporate contracts
  • Increase member retention
  • Boost average ticket

Love this comforter.
Size: Queen
Super comfortable and light and well worth the price. Excellent quality that I didn't think I'd find again. And without the dreaded returns of trying something and it not right. It feels like the same one I bought in 2007 at BB&B on Christmas Day for half off and that was $250. So normally a $500 comforter and as a matter of fact I still have it although the feathers are kind of falling out. I'll probably just need to take it to a seamstress and have her resell a few things but I'm still keeping that as I am going to keep this. Incredible feel and very warm for an L2. The design is great. I haven't washed it yet but on order to fluff it I basically put it in the dryer for an hour on delicates with no heat. It did come sealed in a small box but it was absolutely perfect after an hour on fluff with no heat. I will end up buying another one when I get a king size bed. All I need now is a duvet that feels just like this comforter. There was no scent as some people mentioned. It smelled fresh right out of the box.

Update: replacement comforter is much better… really impressed with this small business
Size: Palatial King
Update: The comforter on my bed is now everything I hoped for: fluffy, warm, and wonderfully cozy. Getting here was a two-part story, and it’s the happy ending and the fantastic service that created it that I really want to share. I’ll be honest, my first comforter was a letdown. It arrived flat and thin and just never really… fluffed into the cozy cloud I was hoping for. I was pretty frustrated, which is why I left my original review. But then, something really nice happened. The company actually reached out to me directly. They were so kind, listened without getting defensive, and genuinely wanted to make it right. They sent a replacement, no questions asked, and the difference has been night and day. This new one is exactly what I’d imagined. It has a real, fluffy loft, it’s softer, and after letting it settle, it’s become the full, warm, and comfortable comforter I wanted from the start. My quick takeaways: · A small business that stands behind their work. This meant a lot. · Customer service was top-notch kind, FAST, and professional. · The replacement is clearly better quality: fuller, softer, and warmer. · It’s a completely different (and better) experience than the first. I really value when a company just focuses on fixing things. The way they handled this completely changed my perspective. While the first one missed the mark, their response and the quality of the replacement have made me a happy customer. I’m glad I gave them the chance to make it right, and I’m finally cozy under the comforter I was hoping for.

Very Nice Comforter
Size: King
So far, very happy with my purchase, (King size comforter). Just received yesterday, unpackaged and put inside my duvet, then realized the instructions recommend you place it in the dryer, (as it comes vacuum packed). I really didn’t feel like messing with the duvet again and yet the comforter still fluffed out very nice. The outer shell is very soft, it has decorative piping around the edges and the filling is evenly spread out throughout all the pockets. One of the nicest features are the tabs, located on all four corners and in the middle of each side, (to tie to the inside of your duvet, if your duvet has the little inner strings) great for keeping the comforter in place.

Just one con…
Size: Palatial King
Loved everything about this duvet: great quality, true-to-size, 8 ties and REALLY big & fluffy. It was just way too warm for us, even during the winter. Wish we could find a duvet this full that was cooler.

This is the most comfortable comforter I have ever owned! Boutique hotel quality! This comforter is not too warm, yet it keeps us warm and is very lightweight, which I love! We sleep very soundly with this comforter! I highly recommend!
