Six Questions Your Goodcents Deli Fresh Subs Franchise Financial Model Must Answer

We built this franchise unit financial model using our own research into sub sandwich shop unit economics. Key assumptions, including the $11,000 monthly rent and tiered staffing for crew members, are pre-populated and fully editable for your specific location. With a Year 1 EBITDA of $337,000, this model helps you see if the numbers defintely work for your market.

When will the unit turn a profit?

Based on the 4-month ramp-up, the unit hits monthly profitability by April 2026. This accounts for the 9.5% combined royalty and marketing load plus a food cost that trends down from 12.8% to 11.2% as you scale. Speed to profit depends on controlling your variable waste.

Profitability Drivers

  • Optimize catering contract volume
  • Reduce food waste percentages
  • Manage crew member FTEs
[dynamic_pic9]

How much capital is needed to start?

You will need roughly $468,000 in initial capital to cover the build-out and equipment. This includes the $30,000 franchise fee and a significant $220,000 investment in leasehold improvements to meet brand standards. Build-out costs are your biggest upfront hurdle.

Major Capital Uses

  • Leasehold Improvements: $220,000
  • Deli Kitchen Equipment: $110,000
  • Furniture and Fixtures: $45,000
  • Franchise Fee: $30,000
[dynamic_pic10]

What is the investor return?

The model shows a 3-year payback period and an IRR of 6.37%. While the initial return on equity is 2.14, the real value is in the scaling EBITDA, which climbs to $798,000 by year five as you capture more athletic and corporate contracts. Efficiency in year five drives the real wealth.

Investment Metrics

  • Payback Period: 3 Years
  • Year 5 EBITDA: $798,000
  • Internal Rate of Return: 6.37%
[dynamic_pic11]

What is the break-even sales level?

You need to hit break-even by month four to stay on track. The primary driver here is throughput; with $11,000 in monthly rent and $15,000+ in management salaries, you need consistent daily volume across in-store and to-go channels. Volume is the only way to outrun high fixed rent.

Break-Even Levers

  • Secure athletic department contracts
  • Maximize peak-hour throughput
  • Control variable packaging costs
[dynamic_pic12]

What is the lowest cash point?

The lowest cash point occurs in July 2026, with a minimum cash requirement of $840,000 to handle the gap between build-out and full revenue maturity. You should maintain a buffer to handle the $11,000 monthly rent during the pre-opening phase. Cash is king during the first six months.

Cash Flow Protection

  • Phase kitchen equipment payments
  • Negotiate rent abatement periods
  • Delay assistant manager hiring
[dynamic_pic13]

How do different scenarios impact results?

Moving from a medium to a high-revenue scenario significantly shifts your year-one margin. By hitting athletic contracts early, you can push revenue toward the $1.3M mark sooner, which drastically improves your cash runway and speeds up the 3-year payback timeline. Plan for the worst but execute for the best.

High-Case Odds

  • Aggressive local B2B sales
  • High student loyalty retention
  • Superior staff productivity levels

My buddy has been chewing on this for an hour!
Color: Green, Color: Green
This dog toy has been a great addition to our dog’s toy collection! My dog can be a pretty aggressive chewer, so I’m always looking for toys that are durable and can actually hold up to daily play. This one has been surprisingly tough and has lasted much longer than many other toys we’ve tried. The material feels strong and well made, and the design makes it easy for my dog to grip and chew. He loves carrying it around and tossing it during playtime. It’s also great for keeping him busy and helping reduce boredom, especially when he has extra energy to burn. Another thing I like is the texture of the toy. It seems to help keep my dog engaged, and it’s sturdy enough that I don’t worry about it falling apart right away like some softer toys do. It’s been used for chewing, tugging, and even some fetch around the house, and it’s still holding up really well. The only small drawback is that I wish it had a squeaker inside. My dog absolutely loves squeaky toys, and I think that would make it even more exciting and keep him interested for longer periods of time. Overall though, this is a very solid and durable dog toy that’s perfect for dogs that love to chew. If you’re looking for something tough that can help keep your dog entertained and reduce boredom, this is definitely worth try

Quality material and looks good.
Color: Green
Great chew toy for medium to large dogs. Seems to hold up to their chewing. Very heavy and could damage floors or furniture if your dog happens to throw it in the air.

Held Up Better Than Most for My Aggressive Chewer
Color: purple, Color: purple
I have to give the Fuufome Dog Chew Toy for Aggressive Chewers a solid 3 out of 5 stars. I have a very high-energy Lab mix named Boone who is an extremely aggressive chewer. Finding toys that last in our house is nearly impossible. This is actually his second toy like this - the first one is currently in my yard in three different pieces. While I don’t believe this toy was advertised as indestructible, I still hoped it would fully survive Boone’s chewing. Some parts have held up well, which is more than I can say for many other toys we’ve tried. However, he was still able to do some noticeable damage to the rubber portion after consistent use. To be fair, it did last longer than most toys we’ve purchased, which says a lot considering how tough Boone is on his things. For moderate chewers, I think this would hold up quite well. For truly aggressive chewers like mine, it’s tougher than average but still may show wear over time.
